Principal
Shaun F. Carrick represents a variety of national, regional, state and community banks, financial institutions, public and private lenders (including DUS lenders and GSEs) and tax credit investors and syndicators, principally in the areas of affordable housing, community development (including neighborhood revitalization, economic development, community health centers and charter schools), real estate finance and healthcare finance, including: (1) conventional acquisition, development, construction, rehabilitation, permanent loans and letter of credit facilities; (2) tax-exempt and taxable public finance transactions, including letters of credit and other forms of credit enhancement; (3) syndicated and agented credits (both representing agents, lead banks, participants and co-lenders); (4) complex senior, subordinated and mezzanine debt and equity transactions; (5) tax credit investments, equity participations and public debt offerings; and (6) restructurings and loan work-outs (including debtor-in-possession financings). He has extensive experience in loan work-outs, troubled credits, restructurings, foreclosure matters, work-out and collection strategies and tactics.
A significant portion of Mr. Carrick’s practice encompasses housing and community development matters. Due to his extensive experience, Mr. Carrick chairs the firm’s Housing and Community Development Practice Group. Mr. Carrick has handled a variety of debt and equity transactions for affordable housing transactions using a variety of funding sources, including local, state and federal loans, subsidies and grants, HUD loan programs (including Section 236 IRP decoupling transactions), MBS transactions, DUS loans, GNMA guaranteed securities, Fannie Mae and Freddie Mac credit enhancement, federal low-income housing tax credits, state and federal historic tax credits, new market tax credits, Section 8 and other rental subsidies and a variety of other public and private loans, subsidies and grants.
Mr. Carrick is a member of the firm’s Diversity Committee. He is a graduate of the College of William and Mary (B.A., Honorary societies for Economics and Political Science, 1979), and the Marshall-Wythe School of Law, College of William and Mary (J.D. 1982) where he was a member of the Order of the Coif; was a recipient of the Am-Jur book awards for Commercial Law and Torts, and was a member of the William & Mary Law Review. Mr. Carrick was also the recipient of the Daily Record’s Leadership in Law award in 2005 due principally to his extensive work in community development and is a 2007 graduate of the Greater Baltimore Committee’s Leadership Program.
